3. Booking Terms & Conditions
3.1. Prices & Taxes
All prices displayed are inclusive of VAT (Value Added Tax).
Climate Crisis Resilience Tax: A mandatory Climate Resilience Tax (previously overnight stay tax) is payable by the guest upon check-in. This tax is charged per room, per night, and is based on the hotel's official star rating (e.g., for a furnished apartment: €2.00/night from April-October). This tax is not included in the room price shown online and will be added to your final bill.
3.2. Reservations & Payment
Contract Conclusion: A booking contract is concluded when you receive a written confirmation (email) from us after providing your details and making the required payment/deposit.
Deposit: We may require a deposit of up to 50% of the total reservation cost to secure your booking, or the cost of one night's stay.
Payment Methods: We accept [ e.g., Visa, Mastercard, Maestro], bank transfers, and cash payments at the hotel.
Cash payment applies for bills below 500 euros, according to Greek Law.
Guaranteed Accommodation: Anna Galouni Lontou kai Sia EE guarantees the availability of the room type booked. If unforeseen circumstances prevent this, we will provide alternative accommodation of the same or higher standard at no extra cost, covering reasonable transfer expenses.
3.3. Cancellation & No-Show Policy
Right of Withdrawal (Distance Contracts): As per Greek consumer law, you have a 14-day right of withdrawal for services booked online, unless the service is tied to a specific policy or period (e.g., accommodation for a fixed stay). Therefore, our specific cancellation policy applies to your stay.
Note: Specific promotional offers or non-refundable rates may have different, stricter cancellation terms, which will be clearly stated during the booking process.
3.4. Check-in & Check-out
Check-in Time: From 15:00 on the day of arrival.
Check-out Time: By 11:00 on the day of departure.
Late Check-out: Subject to availability and extra charges:
Extension until 18:00 (6 PM): 50% of the daily rate, subject to availability.
Extension after 18:00 (6 PM): Full day's rate charged, subject to availability.
4. Guest Obligations & Property Liability
Guest Conduct: Guests must behave appropriately, respect other guests and staff, and comply with regulations. Inappropriate behaviour may result in guests being asked to leave without a refund.
Damage: Guests are responsible for any damage caused to the room, furniture, or hotel property by themselves or their visitors. Anna Galouni Lontou kai Sia EE reserves the right to charge your credit card for any damages incurred.
Valuables: We strongly recommend storing money and valuables in the in-room safe. The Hotel's liability for loss or damage to guest belongings is limited according to the Greek Civil Code. We are not liable for loss due to force majeure events (earthquake, fire, etc.) or guest negligence.
Smoking: Smoking is strictly prohibited inside all rooms and public indoor areas of the hotel.
Pets: Pets are not permitted but are welcome under specific conditions and with previous agreement with the hotel, as per Greek Animal Welfare Laws.
5. Data Protection & Privacy
Your personal data is processed in accordance with the GDPR and our comprehensive Privacy Policy and Cookie Policy, accessible via links in the website footer. By using this website and making a booking, you consent to this processing.
6. Applicable Law & Jurisdiction
These terms are governed by the laws of Greece. Any disputes arising from these T&Cs or your stay at Kouneni Apartments will be subject to the exclusive jurisdiction of the Courts of Athens, Greece. We encourage negotiation or mediation for dispute resolution where possible.
Anna Galouni Lontou kai Sia EE reserves the right to amend these T&Cs at any time. The T&Cs in effect at the time of your booking will apply.
